A community member reported a broken sprinkler.
Our Board Secretary, Bryce is looking into its repair.

Why would a broken sprinkler be important?
Water Waste & Higher Utility Bills – Leaks or over-spraying can drive up community water costs.
Property Damage – Excess water can damage landscaping, sidewalks, or foundations.
Safety Hazard – Pooled water can cause slippery walkways or attract pests.
Curb Appeal – Brown patches or overwatered areas affect the community’s appearance.
HOA Compliance – This violates local irrigation regulations and water usage ordinances.
Pool Pump

The HOA Board advised Alan, Member at Large that one of the pool pumps needs to be repaired.
Alan is looking into the matter and will share another update soon!

The reason the Board found this to be concern is for the following reasons:
Health & Safety Risk – A non-functioning pump leads to stagnant water, increasing the risk of bacteria and algae growth.
Amenity Downtime – Residents lose access to a key community feature, impacting satisfaction.
Equipment Damage – Delayed repair can lead to more costly damage to the pool system.
Code Compliance – there are health department standards for public pool operation.
PORTER CONTRACT

The Board has a pool and porter contract under review.
Al, Board Member at Large, will address to the Board any additional contractual considerations before a contract is approved.

Why is this important?
Cleanliness & Sanitation - A combined contract ensures pool bathrooms, furniture, and common areas are regularly cleaned and disinfected.
Maintenance & Safety - This contract keeps pool equipment, lighting, and facilities in good working order—reducing liability and repair costs.
Consistent Oversight - FSR and our Board volunteers cannot be everywhere, so this provides scheduled check-ins to spot issues early (e.g., broken gates, overflowing trash, vandalism).
Enhanced Resident Experience - This can creates a more enjoyable, welcoming environment for families and guests.
Protects Community Value - A well-maintained pool helps preserve property values and reflect a well-run community.
